Your deposit will be protected in line with the legal requirements

Our job is to look after the interest of our clients, the landlords of the properties we let to you. To do that effectively we need to offer you, the tenant, a great service so that you are looking after the property, paying the rent on time, reporting any repair issues to us so that we can arrange for contractors to attend.

What to expect.

When you initially enquire about a property, we will
arrange for you to view the property, usually with a
member of our team.

If you wish to proceed to apply for the property we will ask you to complete a reference form, it is important that ALL questions and information required on the form are fully answered to avoid any delays. This will be submitted to an external reference agency who will check all the information e.g. that you are registered on the electoral role where you say you are currently living, your credit history, your employer and your current landlord if appropriate etc.

You do not have to pay for this reference/application service.

Once a report is received back from the reference company we will consult the landlord to ensure they are content to let their property to you and agree with you a tenancy commencement date. 

You will be asked to attend the office to sign the appropriate tenancy agreement and pay one month’s rent in advance and one month’s deposit. Both these payments must be in cleared funds or cash before you can move into the property. We ask that all future rent is paid by standing order and will provide you with the appropriate form for you to complete and pass to your bank to arrange this.

Your deposit will be protected in line with the legal requirements (we use the Deposit Protection Service DPS  – www.depositprotection.com) and subject to the property being returned in the same condition it was in when you first moved in and all rent payments being up to date, will be repaid to you by the DPS when you leave the property.

During the tenancy

We will conduct regular inspections to ensure the property is being kept in good condition. We will also carry out an inspection when you are leaving the property to ensure all your personal possessions have been removed and that the property (and gardens if appropriate) are clean and tidy.
